Tenant Improvements

The following definitions and criteria are standard construction parameters for tenant improvements at Longford Medical Center. Reference to any specific product, manufacturer or grade is for purposes of illustration only. Landlord reserves the right to make substitutions without notice or approval and to revise this at any time in Landlord’s discretion.

Section 1.0 General Conditions

1.1
Landlord does not warrant that the Tenant Work Allowance, if any, shall be sufficient to construct the Type II Work in accordance with these standards or the requirements of Tenant’s business.
1.2
Landlord’s prior written approval is necessary should Tenant desire to deviate from the standards set forth in this Exhibit C-2.

Section 2.0 Partitions

2.1
Basic Partition Types
2.1.1
Partition Walls (non-demising): 3-5/8” x 10’0” 26 gauge metal studs at 24” on center with 2 ½” x 25 gauge diagonal (45 degrees) bracing at 8’0” staggered. Horizontal diagonal brace at inside corners approved as alternate.
2.1.2
Demising Walls: outside – outside 7-1/4” x 25 gauge, full height, metal studs at 24” on center and 6” acoustical insulation with one layer of 5/8” thick type “X” gypsum board applied by screw to each side any penetrations through rated wall must be fire caulked and must have smoke dampers. Openings in wall above ceiling line to be provided for path travel for plenum air return system. To be determined on a case by case basis by the Landlord’s engineer. This wall must be taped and acoustically sealed from finish floor to the deck above.
2.1.3
Standard Column Furring: Furr existing concrete columns with a 2-1/2” x 10’-0” 25 gauge metal studs at 24” o.c. with 5/8” gypsum board applied by screw on one side to a height of 4” above standard ceiling line.
2.1.3
Insulation: Insulation is based on perimeter walls being insulated from finish floor to deck above to comply with building codes. The Tenant will also be charged for one half of the insulation and for caulking costs for demising walls between two tenant spaces, and demising walls between corridors and tenant’s space.

Section 3.0 Door/Frames/Hardware

3.1
The office standard is 3’ x 8’, 1-3/4” solid core door.
3.2
Tenant Entrance and Secondary Egress Doors:
3.2.1
1 ¾” x 3’0” wide x 8’0” solid core high labeled door. (In one-hour condition, the door and frame are required to be labeled twenty minutes.)
3.2.2
Algoma Hardwood, white birch, rotary veneer cut finish: RA 4367
3.2.3
Frame – Aluminum frame – Advanced Architectural Frames by Pallmar & Company. Color to be Black. Size to be 4” x 7/8”. (Timely II frame on 60/90 minute conditions)
3.2.4
Hardware to be lever handled mortise lockset (Satin Chrome Plated), as per building shell.
3.2.5
Closer to be building standard.
3.2.6
Hinges to be 2 pair of 4 ½” Sargent or equal.
3.2.7
Floor stop, smoke seal, silencers and threshold to be building standard.

Section 4.0 Ceiling

4.1
Ceiling to be acoustical type throughout the office area. Standard ceiling is a tile grid system by Armstrong.

Section 5.0 Floor Covering and Base

Carpet – Masland Contract, color to be selected from the Landlord’s Building Standard. Carpet type is glue down, to be 26 oz.

VCT – Manufacturer is Azrock or Armstrong.
5.3
Base – Manufacturer Johnsonite.
5.3.1
Straight base – 4” – Color per finish specs
5.3.2
Carpet base – 4” – Color to match floor
5.3.3
Straight base – 4” at VCT – Color per finish specs

Finish selections are to be made from a palette of pre-approved product

Section 6.0 Paint

6.1
Walls must be painted to 4” above ceiling
6.2
Walls require two coats of interior, Frazee semi-gloss paint

Section 7.0 Window Treatment

7.1
Building standard is vertical blinds of such size, color and other characteristics as determined by Landlord. Levelor 970, vinyl with Zirlon headrail, size 3-1/2”, color: Cool Grey P21-2070

Section 8.0 Structural Design

8.1
The structural floor system is designed to accommodate up to fifty (50) pounds per square foot between grids lines 1 & 3 and grid lines 5 & 7. The floor system is designed to accommodate up to one hundred (100) pounds per square foot between grid lines 3 & 5. These loads include weight of partitions and up to seven (7) pounds of ceiling and suspended mechanical equipment load. If Tenant anticipates heavier loads, the loads must be reviewed by a structural engineer approved by Landlord and paid for by Tenant.

Section 9.0 HVAC

The Type I Work includes distribution to the core and shell only. Horizontal distribution in the tenant area shall be Tenant’s responsibility at its sole cost and expense. The footage, divided by an average size zone of 750-1250 square feet. By applying this equation, tonnage of air conditioning required for the area is determined. All calculations are made on this premise.

System criteria: the operation standards are based upon tenant population not to exceed one person per 200 square feet of useable floor area.
9.1.1
Assumes a maximum lighting and appliance distribution per local code. Current 2003 IECC Standards.
9.2
Ventilating and Air Conditioning: Tempered ventilation air provided to tenant spaces based upon 0.2 CFM/Sq.Ft.. Exhaust air provided to tenant space based upon 0.2 CFM/Sq.Ft. general, specific exhaust requirements not to exceed general allowance. Hydronic Heat Pump unit allowance of one ton capacity per 350 sq.ft. with low-pressure distribution supply ductwork system with 2’0” x 2’0” perforated supply and return diffusers (white).
9.3
Wall mounted thermostats, one per zone.
9.4
All costs for horizontal distribution from the main ventilation air and exhaust air trunk lines to tenant space shall be at Tenant’s sole cost and expense.

Section 10.0 Fire Protection & Life Safety

10.1
Semi-recessed type heads, chrome finish located as required by code.
10.1.1
Only the base system for the shell and core is included in the Type I Work. All other work, including modification of sprinklers, head turndown and additional headers, shall be Tenant’s responsibility at its sole cost and expense.
10.2
Heads to be located in the center of the 2x2 portion of the tile. Sprinkler pipe to be rigid pipe.
10.3
Fire alarm system (horns, strobes, panels) per local code. Horn/strobe to be wall mounted.

Section 11.0 Electrical and Telephone Services

11.1
Lighting: One 2’ x 4’ fluorescent light fixture per ninety useable square feet. Single pole wall mounted light switch at + 48” per twelve allowance light fixtures shall be provided.
11.2
Light fixture recessed 18 cell parabolic fluorescent 3 tube light fixture, 2’ x 4’ by Lithonia (or equal) with energy saving ballasts
11.3
Lamps for the building standard fixtures shall be initially furnished and installed as a part of the Tenant Work Allowance
11.4
Above lights connected, as required by code, to emergency battery unit within light fixture. Emergency lighting – units should be equipped with factory installed test switches
11.5
Convenience receptacle: One 20 amp, 120 volt, single phase, and wall type duplex electrical outlet per 50 square feet of useable floor space. Color white with no back-to-back outlets
11.6
Telephone: single gang telephone outlet box per 150 square feet of useable floor space in stud wall with conduit from outlet box to telephone board. Color white with no back-to-back outlets. Installation of telephones and wiring shall be at Tenant’s expense.

Section 12.0 Telco/Data

Note: Should Tenant’s needs require a separate communications room, some or all of the criteria listed below must be utilized as determined by Landlord at Tenant’s sole cost and expense.

  • Communications room minimum size; ideal adjacencies.
  • Ladder type cable tray and rack requirements, locations
  • Fire rated backboard requirements
  • Isolated ground requirements-ID all circuits/outlets.
  • Nema (special) receptacles, copiers-printers ect.
  • Locate all data/voice drops and termination specifications.
  • Pair requirements to D-mark.
  • Data cabling requirements, any special testing and/or certifications.
  • Dry suppressor system
  • High temperature heads.
  • Lighting (ambient and task) requirements and switching.
  • Floor space requirements.
    • Enclosed cabinets
    • Free standing racks
  • Wall space requirements.
    • Specs and mounting requirements
    • Floor and locations
  • Conduit installation requirements.
  • HVAC – For the avoidance of doubt, data/sewer rooms that need extra cooling is solely at Tenant’s expense.

Section 13.0 Millwork

Note: All millwork shall be Tenant’s sole responsibility and expense.

  • ¾” P- Lam clad particleboard tops/doors/end panels.
  • ¾” 2 – sided melamine adjacent shelf.
  • Melamine interiors (white).
  • Melamine back panel (white).
  • 4” splash
  • 4” base with 4” deep kick.
  • 3” standard wire pull, dull chrome.
  • 110-degree clip in hinges
  • 110lb capacity dyna slides.
