1.0 Exterior Suite Walls
a.
Provide 5/8" gypsum board on existing exterior wood framing (where applicable) to above ceiling height.
2.0 Suite Demising Walls
a.
Between-suite demising walls to be 6"x25ga. Steel framing @ 16" on-center to full height with R-19 batt insulation and 5/8" gypsum board on each side.
b.
Gypsum to be taped, floated, textured with medium orange peel and paint-ready.
3.0 Enclosed ADA-Compliant Water Closet and Wash Basin Facilities
a.
Walls of 3-5/8"x25ga. Steel framing @ 24" on-center to 12' height with R-11 batt insulation with 5/8" gypsum board on each side.
b.
Hard-lid interior ceiling of 5/8" gypsum board on 3-5/8"x20ga. Steel joists @ 16" on-center @ 8'-0" (plus or minus) above finish floor, finished in medium orange peel and painted with white semi-gloss finish.
c.
Exterior Wall Gypsum to be taped, floated, textured with medium orange peel and paint-ready.
d.
Interior Wall gypsum to be finished in medium orange peel finish and painted with white semi-gloss finish.
e.
8"x8" white ceramic floor tile.
f.
4"x4" white ceramic wall tile to 52" above finish floor elevation.
g.
1 (one) S-1 wall hung white lavatory sink, 6.5" maximum sink depth, with ADA spec lever faucet.
h.
1 (one) floor-mounted, tank type, white ADA-spec water closet with white seat, no cover.
i.
1 (one) Insta-Hot water heater.
j.
2 (two) ADA-spec wall-mounted hand rails.
k.
1 (one) 3'x7' paint grade, flat slab solid core door with "TIMELY" type frame and door latch assembly.
l.
Surface-mounted 1'x4' wrap flourescent fixture with electronic ballast, 2 (two) T8-32w lamps, total 59 watts, clear acrylic prismatic lens (two fixtures).
m.
1 (one) single plug, GFCI wall-mounted electrcial outlet.
n.
1 (one) ceiling-mounted ventilation fan.
o.
1 (one) wall-mounted, dual spot emergency light.
4.0 Suite Electrical/Telephone/Data Fixtures
a.
200 Amp Tenant Power Panel.
b.
2'x2' Wall Mounted, unpainted TELCO/DATA board with pullstring to shell main phone D-Mark.
c.
Provided power, thermostat and conduit and wiring to existing HVAC unit.
d.
Electrical power to Insta-Hot water heater.
e.
Powered duct smoke detectors per governing entity building code.
f.
Provided Horn Strobe from flow/tamper switch.
g.
Provided Junction Box, conduit, pull string and circuit for future tenant façade-mounted signage.
h.
9 (nine) dual-plug, wall-mounted electrical outlets.
i.
2 (two) TELCO/DATA wall-mounted outlets, front and back of suite.
5.0 Suite Ceilings and Lighting
a.
Ceiling grid to be 15/16" exposed tee heavy-duty system with 2" wall angle-or-"BERC 2" clips that allow for up to 3/4" movement and 7/8" wall angle.
b.
Ceiling grid to be installed per IBC 2000 with 12ga. Hanger wires @ 4' on-center each way, 12ga. Seismic wires and compression struts @ 12" on-center each
c.
Retention (spreader) bars to be installed on tees at wall angle that are not secured (riveted or clipped) to wall angle. Not required if BERC 2" clips are used.
d.
Lights less than 56 (fifty six) pounds in weight to have 2 (two) 12ga. wires on opposite corners and positive attachment to grid in addition to 2 (two) 12ga. wires to the grid at light locations.
e.
Lights 56 (fifty six) pounds or greater to be supported by approved attachments as shown on entity-approved plans.
f.
Ceiling layout to be 2' x 4' grid layout at 10'-0" plus/minus above finish floor with "CORTEGA" #769 lay-in white tile.
g.
Suite overhead lighting fixtures to be lay-in 2' x 4' flourescent fixtures with electronic ballast, 2 (two) T8-32w lamps, total 59 (fifty nine) watts, clear acrylic prismatic lens. Quantity of lights dependent upon suite size. Lights to be typically spaced 6' (six-feet) on-center both laterally and longitudinally.
h.
Each suite provided with 2 (two) wall-mounted combination exit/dual spot emergency light fixtures located approximately at front and rear exits per approved/permitted plans.
i.
Each suite provided with 1 (one) dual spot, wall-mounted emergency light fixtures at approximate mid-point of suite side wall.
6.0 Suite HVAC
a.
The roof-mounted HVAC systems for each suite will be sized to provide the correct tonnage per the suite volume per the approved, permitted drawings. The appropriate quantity of HVAC drops and returns, with all attendant in-ceiling duct work, shall be provided.
b.
IMPORTANT NOTE: In the event a tenant desires to combine separate suites and penetrate and/or remove existing demising walls it shall be the sole responsibility and cost of the Tenant to size and, if nessecary, upgrade and or replace the existing, landlord-provided roof-mounted HVAC systems. It shall be the sole responsibility of Tenant to submit all required shop drawings, specifications, insurance and entity approvals to perform such changes to landlord property. In no event shall such work be performed without written approval from Landlord, Owner or its assigned agents.
7.0 Suite floors
a.
